We needed to solve the problem of not being able to conduct in-person inspections, so we came up with a new and exclusive service that has had such great feedback we are carrying it on into the future and launching Nationwide. It’s been no easy task, but over the course of the lockdown we have perfected it and get 100% positive feedback from our clients, landlords and tenants.

And the best part is… these inspections cost 33% less and are still conducted by a qualified clerk! Other benefits include; zero admin to the agent or landlord, same day reports and less disruption to the tenants which has resulted in less cancellations. The reports are exactly the same format, quality and detail as a standard report… if you aren’t satisfied we will send the clerk to the property, in-person, at no extra cost.

How it works

Our clerks are seasoned pros when it comes to weeding out all potential issues, whether it already be a problem, or something smaller that could cause a larger and more expensive problem in the future if left.

There is no difference to the contents of the interim inspection report from a standard visit, with images, cleaning and maintenance issues itemised. All comments on the condition of the property will be from a qualified clerk not the tenant.

If for any reason the tenant is un-cooperative, video quality is poor or any reason where we are not 100% satisfied with the report then we will arrange for the clerk to attend in-person, at no extra cost.

You can help to avoid disputes at the end of a tenancy by conducting interim inspections regularly.

With the average tenancy lasting around 1 to 2 years, damages are very likely to occur at some point. Interim inspections are a quick and cost-effective way to immediately deal with any issues and can be used as evidence should there be a deposit dispute.

A guide to Interim Inspections

We have put together a list of common Q&A’s below:

Sometimes known as periodic inspections or mid-term inspections, these are commonly conducted every 3 – 6 months (or at other times if there have been complaints, maintenance work or similar).  

We inspect the property for general maintenance, housekeeping, and cleanliness, evidence of smoking, pets, subletting or any other misuse of the tenancy. You can also let us know if there is anything in particular that you would like inspecting. 

This service is particularly useful for getting on top of untidy or disrespectful tenants and stamping out problems before they get out of hand.

  • Smoke alarm and CO2 detector testing
  • Overview of cleaning, maintenance and condition
  • At least 3 photos of each room
  • Detailed description on any defects
  • Images of all relevant cleaning, defects or maintenance issues 
  • Power testing of switches and appliances
  • Blinds and windows tested 

Tenants must be notified at least 24 hours before inspection.  We are happy to organise a date and time with them directly.

If we are conducting the interim inspection in-person, our clerk can meet the tenants at the property for access. Keys can also be collected from a local agent, porter or keysafe. If a video live feed inspection is taking place, dates and times will be organised with the tenant for our clerk to conduct with them.

We have a 48 hour turnaround but if you require an urgent report, do let us know and we will make your report a priority at no extra cost.
