How it works

This is a full property inventory report, rarely used without a combined inventory and check in. However, If you would like a full report of everything in the property then it may be for you.

Our inventory and schedule of condition is a full inventory of a property and contains detailed descriptions of each room and each item in that room from floor coverings to ceilings. The detailed condition description of each item along the way is accompanied by high resolution overview pictures and further pictures to support any marks/damages as is described in the inventory report. Everything is included in the report and separately itemised from the front door to every last miscellaneous item; all fixtures, fittings, furnishings and decoration. General condition overviews and a cleaning schedule are also included. Everything you need to protect your property from damage, cleaning or similar issues. If used prior to a tenancy you’ll just need to test and record smoke alarms, record meter readings and record the keys that are handed over to the tenant to create a check in. It’s a fact

Adjudicators are not emotional and trained only to examine the evidence provided.

They do not doubt the truth of inventory reports, however, if the report was poorly conducted and not clear, your attempted deduction will definitely be dismissed because an adjudicator, if in doubt, will award in favour of the tenant.

A guide to Inventory Schedule of Condition

Inventory Schedule of Condition does not include the check in information such as meter readings, smoke alarm testing or key details, which means you will need to test and record this information in a separate document for legislation purposes and for use at check out. 

For only a small additional fee most of our clients prefer to have all this information in one place, and opt-in for a full inventory check in report for their new tenants.
