Illegal Tactics Used to Exploit New Tenants

The agents, operating from 220 Bow Common Lane, engaged in various illegal practices such as “bait and switch” advertising, where they lured tenants with advertisements for rooms that were unavailable, pushing them toward pricier options instead. They posted misleading adverts on rental platforms like SpareRoom and failed to refund or protect deposits. Rather than issuing assured shorthold tenancy agreements, the agents used “licenses to occupy,” denying tenants key legal protections, such as protection from eviction without a court order.

Convictions and Investigative Process

The individuals convicted were Mohammed Moynul Haque, Fatima Begum, Gonzalo Gomez Egea, Razaur Rahman Oli, and Nozir Ahmed. Haque was found guilty of six counts of fraudulent trading and breaches of the Consumer Protection from Unfair Trading Regulations 2008. The council raid in 2019 uncovered extensive evidence, including complaints from consumers to Action Fraud, Citizens Advice, and platform operators. SpareRoom provided further evidence, detailing complaints from users about misleading advertisements and holding deposits that were never returned.
